Quoted rates are subject to change unless booked, signed, and paid for. Rates fluctuate depending on dates requested. Rates are calculated on a nightly basis. If rate is quoted by month, it is recognized that 1 month is equivalent to 30 nights.

All prices are quoted in Canadian Dollars. Guest(s) agree to pay the rental of the property/unit for the duration of the Reservation Contract and any/all applicable fees for additional services requested by the Guest(s). Payment can be made by Interac e-transfer, bank draft drawn on a Canadian bank, or wire transfer. Additional transactional fees may apply depending on the payment method chosen.
For the duration of the reservation and any extension of it, the Guest(s) agrees to pay fees for the rental of the property/unit and any additional chargeable services utilized.
A Security Deposit (amount varies depending on property/unit) will be held for the duration of the stay and returned to the Guest(s) between 7 to 10 business days after departure.
Guest(s) are to pay for length of reservation booked for. Fees are due within 24 hours of signing rental agreement to confirm reservation. Should Guest(s) prefer to apply for an instalment (monthly) payment plan, Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) may request for authentication and/or screening documentations such as bank statements, rental references, income confirmation, and etc. Once approved on an instalment (monthly) payment plan, the first month of all new reservations must be paid in full within 24 hours of signing rental agreement to confirm reservation. Subsequent months will be charged on a 30-day basis (each monthly payment is due in 30-day increments from the original check in date). We reserve the right to terminate any reservation if payment is not received within 3 days following the monthly due date. A late payment fee of 5% will be charged on a monthly basis.

The Guest(s) agree to indemnify Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays), against loss, injury, damage, cost, action or cause of action of any nature whatsoever caused by any of the Guest(s), Permitted Occupant(s) or of any person they invite into the property/unit. Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) is not liable in any way for any lost, damaged or stolen items of the Guest(s) used or contained in the property/unit during the Guest(s) stay or left in the property/unit once the Guest(s) has vacated. The Guest(s) hereby releases, remises, and forever discharges Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays), its Officers, Directors, Managers, Employees, Agents and Contractors, from any and all liability, injury, loss and damages, including personal injury and death that may arise from or in relation to the Guest(s) exclusive possession of the property/unit and use the Apartment until the Departure Date, whenever or however they occur.

The Guest(s) are to vacate the property/unit at 11:00 A.M and arriving Guest(s) to check-in at 4:00 P.M. Early/Late check in is possible upon availability and subject to early/late check out is subject to an extra fee. Contact Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) for more information. Changes required by the Guest(s) on the departure and arrival time must be reported to Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) for confirmation of availability. Upon request, prior arrangements can be made for return or pick up after business hours, weekends and holidays.
If there is any delay in vacating the property/unit beyond the agreed time, a full day’s rental, calculated at the nightly rate will be charged to the Guest(s).
All property/unit keys, parking passes, and remotes must be returned upon check-out via the checkout instructions provided by Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays). Lost or missing keys will incur an additional charge.

Cleaning services are available upon request, either complimentary on a biweekly/monthly schedule or at an extra cost. The arrangement is dependent on your rental terms. Please contact Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) for additional services and clarification. Guest(s) are responsible for maintaining the overall cleanliness and condition of the interior of the property/unit. Upon departure, Guest(s) are expected to leave the property/unit in the same condition that was provided at arrival (less regular exit/move out cleaning procedures) or be billed for additional deep cleaning costs associated with the state of the property/unit. Any damage caused by guests will incur a charge that will be charged against the security deposit to cover the cost of repairs.

Acceptance of changes in check-in dates are subject to availability, and remain at the sole discretion of Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) and may be viewed as a cancellation. For early termination of a reservation, rates will be adjusted based on length of stay and Guest(s) will be responsible to pay the difference between the rates, if applicable.

Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) must be notified in writing for any reservation cancellation. There will be a thirty 30 days penalty for any cancellations given without notice.
Length Of Stay: 30+ nights
Reservations cancelled 30+ nights prior to arrival are fully refundable.
Reservations cancelled within 30 nights of arrival will be subject to one month rent penalty.
Cancellations will be assessed a non-refundable administration fee of $150.00
A no show is treated in the same way as a cancellation.

Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) has the right to terminate a reservation at any time on the grounds of abuse to staff or other guests, mistreatment of the property/unit or criminal activity on the part of those occupying the property/unit or their guests. In such circumstances, Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) is not obliged to provide or locate alternative accommodation. The period of notice and the refund applicable are entirely at the discretion of Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays)

Smoking
Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) offers a smoke-free environment for all our Guest(s). Any smoking activity in the apartment or in prohibited common areas will be subject to an automatic $500 penalty.
Behavior
Our Guest(s) are expected to behave in a manner that will not cause a disturbance to or interference with the quiet enjoyment of other residents in the building or neighbours.

Guest Registration
Guest(s) are required to inform Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) of the number of people staying in the apartment (adults and children). Some of our buildings will require formal registration with the building management office. This procedure is for fire and emergency safety purposes. Please update Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) to any changes in the occupants of your unit.
Pet Registration
Pets are only allowed in properties where prior permission has been granted. Pet fees and pet damage deposits may apply. Not all of our properties are pet friendly, please ask Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) prior to reservation.
Guest(s) are responsible for the action and any damages incurred by their pet in the property/unit or within the building. In the event of any infringement of the aforementioned obligations, Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) at its sole discretion will be entitled to request the Guest(s) to leave the property/unit, and the Guest(s) shall have no right to claim any type of compensation. If a client fails to comply with building pet regulations, $500.00 will be charged.

While Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) will strive to maintain accuracy and to verify details, Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) cannot be held liable for any errors or omissions that may arise. Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) also reserves the right to modify information published on the site at any time including rates, descriptions and photographs. Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) offers no warranty or representation about the fitness or suitability of any product or service advertised on its website.
Elmy Vacation & Corporate Rental Management Ltd. (DBA Elmy Stays) reserves the right to update any of its terms and conditions at any time, as may be required by the company’s business policies. Emphasis is placed on all parties using the site, to undertake adequate measures to ensure that they have thoroughly read the terms and conditions. By agreeing to use this site, it is implied that any such changes are accepted by any such third party and that any such third party agrees to comply with any such changes. These terms do not affect consumer statutory rights.
