+ The Space

The basement suite consists of the following:

1. Living Room: chairs, coffee table, TV w/ Apple TV (NETFLIX access provided for FREE!)
2. Kitchen: fully stocked with complete appliances (rice cooker, coffee maker, microwave, toaster oven), cooking utensils, basic spices, coffee powder, tea selection, and some welcome snacks to welcome you during your stay!
3. Bathroom: shower, sink, toilet, and all basic cleansing products (shampoo, conditioner, body wash) COMPLIMENTARY use of Washer/Dryer. Detergent will be provided :)
4. Bedroom 1: Queen-size bed.
5. Bedroom 2: Single bed with a desk/office space
6. A set of towels (hand and body) will be provided for each guest. If you are planning to switch towels during your stay, I would recommend to bring your own as well as we only provide one set per person.

+ Guest Access

You will have complete access to the basement level with your own separate entrance, kitchen, living room, bathroom, and washer+dryer. No other people will be sharing the basement level with you. Please make yourselves at home!

*PLEASE NOTE: The backyard, front yard, front and back patio is reserved for the main level guests ONLY. This listing is only for the interiors of the basement suite itself.

+ Additional Notes

1. Upon booking, I will send you the vacation rental agreement where you will be required to complete the following: provide full legal names of all registered guests, a copy of the main booking guest's government ID and their address and contact information. If you would like to preview the agreement PRIOR to booking, please message me first.
2. No Cable TV (We provide Apple TV w/ complimentary NETFLIX)
3. Must climb stairs - 6 steps to reach the main entrance from the driveway and 15 steps to reach the second floor from the main floor
4. Surveillance or recording devices on property - There is a security camera at the entrance for security purposes only
5. Potential for noise - It is a basement suite, so noise within reason from the upper levels is expected. City stated quiet times are between 10pm-7am.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy suite. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free as we have a Strict Cancellation policy. Thank you in advance and we truly appreciate your cooperation!

IMPORTANT: The backyard, front yard, and patio is reserved for the main level guests ONLY. Please understand that this listing is for the interior of the basement suite only.

• The total number of guests in your reservation applies to anyone accessing the space during your stay, not just guests staying overnight. If you have more guests over than your booking was made for, you will either be charged for the additional number of guests during your stay or your booking will be canceled immediately without refund.

• Please treat the space with respect as if it was your own home. Please do not re-arrange the furniture. You, as the booking guest, are responsible for any damage or missing items caused by yourself or any one of your guests accessing the cozy home during your stay.

• NO SMOKING of any kind inside the property. Smoking is allowed OUTSIDE of the cozy home in the front; please dispose cigarette butts in the ash tray provided on the front patio.

• NO PETS. We love furry animals as well, but our home is not suitable to host pets due to our lovely cleaner having serious allergies!

• City Stated Quiet Times: 10PM-7AM MONITORED AND STRICTLY ENFORCED

• Dishes are to be washed before checkout.

• If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE VACATED FROM THE PROPERTY IMMEDIATELY.

Violation of these house rules will result in your booking being cancelled immediately without refund

VIOLATION FEES-

• Extra guest penalty: $100 per extra guest not recorded on your confirmed reservation guest number
• NO PARTIES OR GATHERINGS- Unauthorized party/gathering fee: $700
• Noise complaint fee (After first warning): $100 per complaint
• Indoor smoking fee: $500
• Unauthorized pet fee: $300
• Extra BBQ cleaning: $50
• Extra dish cleaning: $15
• Late checkout fee: $50 per 30 minutes after checkout time

+ Other Things to Note

• Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for these consumables.

• PARKING: parking is provided on the driveway side by side. Our driveway is suitable for sedans or smaller SUVs. If larger/longer cars or if more than one car, you can park parallel in front of the house where the bushes are.

• Children friendly DOES NOT MEAN the area is CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.

• Lastly, because this is a vacation rental community not a hotel, and is also my home when I stay in Vancouver, please be respectful of the property and keep it clean before you leave. (Respect our property and our things).

+ Neighborhood Overview & Getting Around

Our neighbourhood is quiet and beautiful. The park is right outside the door, great for those after-dinner walks! 15 minutes walking distance to Kerrisdale, you can find everything you need, from fresh coffee, baked goods, groceries, and some brand name retail shops. We also have a Choices Markets (grocery store) and local cafe nearby that is a 10 minute walking distance!

The Maple Grove Park is open year-round. The park also consists of the popular outdoor pool, please check the operating hours and admission fees here: www.vancouverpools.myzonetickets.com/e/236263/maple-grove-pool

Getting ARound We are 10 mins walking distance to the bus stop that takes you to UBC and 10 mins walking distance to Whole Foods, where the bus stop there can take you to other parts of the city.

Many of our guest reviews have also mentioned that we are very convenient in distance from the YVR airport! We are a 15 minute drive away and the standard taxi cost is about $20.

+ Pets

Pet is subject to home owner approval and pet fees as quoted are estimated until confirmed with them. Pet damage deposit amount depends on type of pet. Please let us know in advance if you are thinking of bringing your furry-friend!

• Tell us the type, breed, size, and if potty trained
• Pet must be flea/tick treated
• Any pet waste whether on property or out walking must be picked up and disposed appropriately.
• No excessive barking noise from pet as it may result in a noise complaint fee after the first warning.
• Pet is considered unauthorized, subject to penalties if not declared at time of booking.

• Check In: anytime after 4pm

+ In Response to COVID-19

In response to the COVID-19 situation, we will be firm on our stated check in and check out times to ensure our cleaners have ample time to thoroughly disinfect and clean the unit. Our goal is to provide a properly sanitized space for our guests to enjoy so the full preparation time is required for us to do so. For the peace of mind of our guests, we may also deploy the ozone generator to eradicate any airborne bacteria. Thank you for your understanding.

+ Cancellation Policy

Strict Cancellation Policy: Guests may receive a full refund if they cancel within 48 hours of booking and at least 14 full days before the listing's local check-in time. After 48 hours guests are only entitled to a 50% refund regardless of how far the check-in date is. This 50% refund is based on the total amount.
